Below you will find lots of information about the house and everything you’ll need to make the most of your stay.

Who We Are:

Serendipity at Indian Creek is owned by Shu and Bin Wang, who purchased the property in May 2021.

Sarah Elder is the previous owner who is co-host with Bin & Shu and handles all guest communications and reservations.

Florida Paradise Villa Management is our property management company, owned and operated by Karen Gilson.

We are all available to help you during your stay should you need anything at all.

We’re always here to answer questions, help with anything you might need and offer suggestions, advice or recommendations.

Please note: Karen’s phone is on silent from 9pm through 6am, however if you do have an absolute emergency during those hours, calling her number twice will override the silent mode and wake her. Please do not use this unless it’s a real emergency. A call out fee for non emergencies during those hours will be charged at $150.

We have keypad entry on the front door and the code for your stay will be the last 4 digits of your cell/mobile phone. We can change that to anything else you prefer.

Keypad Operation

To Unlock
* Wake the keypad: Press the Yale logo or any key to activate the touchscreen.
* Enter your code: Input your 4 digit code in the keypad.
* Unlock: After entering the code, press the checkmark icon to unlock the door.

To Lock:
* To Lock: It will automatically lock or you can press the Yale button to lock manually.

Internet Usage

We provide a complimentary internet service that is securely password protected and only accessible to you and your group during your stay. As the lead guest you agree to accept all responsibility for any misuse of the Internet Service during your stay.

It is strictly forbidden to use or allow others in your group to use the internet service in any manner that violates applicable federal, state, local or international law. This includes, without limitation, material protected by copyright, trademark, trade secret, or other intellectual property right used without proper authorization, and material that is obscene, illegal, defamatory, constitutes an illegal threat, or violates export control laws.

Unless pre-arranged, check in is anytime from 4pm and check out is 10am.

There is nothing you need to do before you leave, apart from make sure all windows and doors are secured and the alarm is activated.

It would be a huge help to housekeeping if you could load the dishwasher and start a laundry load of towels off before you leave, there is detergent provided for this.

If you have an early arrival or late departure, please let us know your times and we will try and arrange an early check in or late check out whenever possible.

Linens & Towels
All beds will be made with freshly laundered linens prior to your arrival. There will also be spare linens in each bedroom. All bathrooms will have plenty of towels. There are also pool towels which you are welcome to take to the beach if you decide to head to the coast.

Welcome Groceries
So you don’t have to worry about groceries as soon as you arrive, there will be a welcome grocery basket waiting for you with items such as coffee, sugar, milk, bread, butter, eggs, cookies, snacks, orange juice and soda.

Household Amenities
Although vacation homes are self catering style, who wants to be bothered with the mundane stuff like cleaning products on vacation!
There will be plenty of trash bags, dishwasher tabs, dish detergent, cleaning items, scourers and cloths.

Laundry
We have a washer and dryer and you’ll find laundry detergent and fabric conditioner in the utility room, together with an iron and ironing board.

Bath Amenities
Each bathroom will have liquid hand soap, plus shampoo, conditioner and body wash. There are hair dryers, flat irons and curling irons in the bathrooms

Bath Tissue
There will be enough rolls of bathroom tissue in each bathroom for your stay.

What’s Provided for Young Guests?
We have a crib, pack n play, crib bedding, strollers, Bumbo baby seat, high chair, baby monitor, baby towels and more.

The house has a monitored alarm system. It will be off for your arrival, but if you want to use it at anytime during your stay, follow the instructions below.

The Alarm Keypad looks like this:

There are 3 Settings: Home | Away | Off

Before you set the alarm ALL doors and windows (including the front door and the internal door leading to the garage) must be firmly closed.

AWAY MODE

Use this mode if you want to activate the alarm while you are out. All the sensors will be activated as well as Motion Sensors.

To activate, press the AWAY button on the keypad.

Make sure all doors and windows are closed.

You have 60 seconds to leave and lock the front door. If you want to cancel the activation, simply press OFF.

PET OWNERS: DO NOT use this mode if you have pets – any movement inside the house will set off the alarm. Use the HOME mode instead.

Accidental Activation: When the alarm is on and one of the sensors is triggered, the Keypad will start beeping and prompt you for the PIN. You have 30 seconds to turn the alarm off by entering the alarm code/PIN number.

HOME MODE

Use this mode if you want to activate the alarm when you are inside the house. All sensors on doors and windows will be activated, but Motion Sensors will be off, meaning you can move around anywhere inside the house.

To activate, press the HOME button on the keypad.

OFF MODE

If you don’t want to use the alarm at all, just press the OFF button, followed by the 4 digit Alarm Code/PIN

WARNINGS:

If you see ‘Entry Sensor Open’ on the keypad, it means a door or window is open and must be closed to activate the alarm system.

Bugs & Creepies

Florida has a wonderful tropical climate, but along with that comes bugs and creepy crawlies!

Palmetto Bugs (from the roach family) are pretty ugly and very common throughout Florida. They live and nest in the Palmetto trees found everywhere in Florida.

We have a rigid pest control program at the house that is carried out frequently. Our professional pest control company lay a perimeter of poison around the whole property that will keep bugs at bay.

The poison used is completely safe for humans and pets.

Palmetto Bugs WILL try to get into the house given the opportunity if the patio doors, garage door or front door is left open.

Once they cross over the poison threshold, the pest control effects will immediately take affect and they will die off quickly once inside the house. If doors are left open, you may see a few slow moving, dying or dead bugs.

They will do all they can to stay away from you. Hopefully you won’t see any but if you leave doors open, there’s a high chance you WILL let them into the house.

Ghekos/lizards are also very common in Florida and you will more than likely see these outside. They feed off flies and mosquitoes so they help keep the bug population at bay.

Trash Days

Trash Days

Indian Creek has one collection per week for regular trash and one collection per week for recycled trash. Please place the trash can curbside the evening before trash collection. Trash MUST be in securely tied trash bags – trash collection will not remove any loose trash.

  • Recycled Trash – Blue Lid – Wednesday
    All recycled items such as card, paper, magazines, plastics, steel and tin cans aluminum. NO GLASS.
  • Regular Trash – Beige Lid – Thursday
    All other trash

As the service is only once a week, we would appreciate it if you remember to put any trash out so there is not an excess left behind.

House Manuals & Guides

The whole house has automated air conditioning and is programed to keep the house cool.

We fully understand everyone has their own comfort level, so you are welcome to raise or lower the temperatures to suit your personal preferences. Just use the Up and Down arrows on the thermostat (located by the laundry room) to set your comfort level.

We only request that you don’t set it below 68 degrees for extended periods. This could freeze the unit, making it unusable without a technician call out.

How to find/watch Movies/Series/TV shows

Movies/shows are provided from different Apps: Hulu, Disney+, HBO Max, Prime Video, Apple TV+, Peacock, etc. Cable TV channels also have movies.

The owner keeps a LARGE collection of movies via the Hulu Cloud DVR services. For these recorded movies, please go to “My Stuff” tab in the Hulu App and see if there’s a movie that interests you. If there’s a service that we don’t have subscription, please feel free to log in your own account to enjoy the content (but remember to log out before you leave).

A more convenient way to find a movie or a TV series is via Siri voice command:
Press and hold the Siri button on the Apple TV remote.
Say the name of the movie or show, actor/actress, etc.
Select the movie/show from the list suggested by Siri

How to Find and Watch Sports

Sports can be accessed by the cable channels in the Hulu TV App and the ESPN App.

How to Find and Play Video Games

We have Sony PS4, Xbox One X, Xbox 360, Wii and other consoles in the game room. Apple Arcade subscriptions are available through every Apple TV box. The Apple Arcade games may require wireless controller to be connected with the Apple TV.

How to Find and Play Music

The owner has Apple Music subscription, which include millions of songs worldwide. A more convenient way is to press the Siri button on the Apple TV remote and say the name of the music.

We have a complimentary gas BBQ grill at the side of the house that you are welcome to make use of, but we don’t provide propane. If there is any propane left by previous guests, you are more than welcome to use whatever is left, but please make sure you have enough gas before cooking!

If you do need to purchase a replacement, you can exchange a tank at Ace Hardware in Formosa Gardens, just off Formosa Gardens Blvd, or at Walmart or any gas station.

Swimming Pool

The pool and hot tub are serviced, cleaned and chemicals checked on a weekly basis by a professional pool contractor. The pool contractor does not need access inside the property, they will access the pool via the external gate.

The surrounding patio/deck around the pool and hot tub may be slippery and dangerous when wet.

Pool Safety

Please be vigilant AT ALL TIMES if you have children or elderly guests staying with you. NEVER leave them unattended at any time in the pool area.

If you have children in your group, the safety fence dividing the pool and lanai MUST be left in place and closed at all times. It is against Florida law to remove the safety fence. The doors are also alarmed if you require an additional level of security.

Please do not us glassware in the pool area, plastic dinnerware is provided.

If you purchased pool heating, the pool will be warm and ready for your arrival.

If you did not purchase pool heat and would like the pool heated, please contact us and we can have it turned on for you.

PLEASE DO NOT tamper with the pool heater settings – the chemical balance is delicate and if the water is heat is altered, it can cause a chemical reaction that would require a shock treatment. This would render the pool unable for 24-48 hours and you would be responsible for any fees resulting in changing settings.

The pool is cleaned and treated prior to your arrival. The Pool Service will visit the property once a week to check water levels, clean equipment and make sure everything is working correctly. They do not need any access to the house, they will enter through the backyard gate and only access the pool area.

Grocery Stores

Walmart: 2.2 miles – Turn left out of Indian Creek onto Formosa Gardens Blvd, take the first right onto Livingstone, at the junction turn left onto Old Lake Wilson Road, Walmart will be on your right after just a minute.

Target – At the traffic signal just past Formosa Gardens Village is the US-192 Highway. Go left (west) on to the US-192 and go to the 2nd traffic signal.

Left will take you in to Rolling Oaks Commons where you will find SuperTarget.

Publix Opposite the above mentioned Target – Instead of turning left at the traffic signal into Rolling Oaks, turn right into Town Center at Orange Lake.

ALDI Just under 6 miles away: Left out of Indian Creek onto Formosa Gardens Blvd, left at the four way stop onto Funie Steed. Go straight for 2 miles, then right at the stop sign onto Westside Blvd. Left at the lights onto US-192, then left into Aldi at the next lights.

Whole Foods Market There isn’t a Whole Foods locally, the closest one is on Orlando, 16 miles away.

Local Area

Turn left out of Indian Creek to the four-ways crossroads. Turn right onto Funie Steed Road. At the next junction turn left and, at the lights go straight across to Sherberth Road. Carry along this road for a few minutes and turn right at the first set of lights – you are now on Disney property, just follow signs to whichever park you want. Animal Kingdom is on your left, the rest are straight on.

To get back to the house, follow the signs to Animal Kingdom/Animal Kingdom Lodge and when you reach Animal Kingdom take the left road signposted for Animal Kingdom Lodge.

Turn left at the traffic signal onto Sherberth Road and carry on to the next traffic signal, which is the US-192.

You can either go straight then take the first road on the right, or turn right onto the US-192 then left at the next traffic signal onto Formosa Boulevard, depending on the traffic.

Highway US-192 (also known as Irlo Bronson Highway) is the main road that runs through Kissimmee. When you reach the US-192 highway from Indian Creek, right is East towards Kissimmee/Orlando/I-4 Interstate and left is West leading to Highway 27.

The I-4 Interstate runs East to Orlando and in this direction you will find International Drive, shopping malls, SeaWorld, Universal and Orlando City.

Also East are beaches such as Daytona and Cocoa and Cape Canaveral/Kennedy Space Center.

West is towards Tampa, Clearwater and St Pete’s.

At the end of the US-192 Highway West is Highway 27 which runs north to south.

All along the US-192 Highway are Mile Marker signs making it easier to find businesses. Many adverts and leaflets for businesses will give their address as a Mile Marker. We are located between Mile Markers 4 and 5.

The I-4 is the main Interstate and gives you access to many places. The I-4 runs east towards Orlando where you will find Universal Studios, SeaWorld (both very well signposted), numerous shopping malls and many other places such as Kennedy Space Centre.

West takes you towards Tampa, Busch Gardens, Clearwater and St Petersburgh.

If you are heading towards Disney, Universal, SeaWorld or Orlando, to get to the I-4 turn left out of Indian Creek, take the first right down Livingstone Road and turn left at the end. Carry straight on to the traffic signal at the US-192 and go right. Carry on for a couple of miles and you will see signs for the I-4.

Coming back from the east, come off at Junction 64, sign posted Disney World/US 192.

If you are heading towards Tampa and the west coast turn right out of Indian Creek and keep straight until you reach the traffic signal. Turn right at the traffic signal and then take the first left onto the 429, which is an unmanned toll. The road then forks right for the I-4 west and left for the I-4 east.

This route is also good for I-4 east if the US-192 is congested. In mileage it is a slightly longer distance, but if the US-192 is busy it will save a lot of time.
